Origination is the process whereby the home loan division of a financial institution outsource the marketing, administration and the follow-up process of mortgage loan function to a third party. In return for this service they pay the third party a fee which form part of the bank normal cost of acquisition, thus ensuring no additional costs to the client utilizing the services of an originator.

Mortgage Works is such a third party and receives commission from all the banks it deals with.
